To Insure Prompt Payment from HUD

To Insure PROMPT PAYMENT of your FHA/HUD Refund Check from HUD – Please work through the following Steps
(once you have received the HUD FAX LETTER and the REAL ESTATE DOCUMENTS from us).

Step # 1:

If there is a Co-SIGNER that you can NOT locate for their signature – then return the “Unable to Locate Co-Signer” form (to me by mail) and we will “RE-DO” the Paperwork and mail it back to you.

Step # 2:

Have the HUD FAX LETTER signed and Notarized and then FAX the HUD FAX LETTER and the REAL ESTATE DOCUMENTS to HUD.

NOTE:
Write down WHEN you FAXED everything to HUD and the NUMBER OF PAGES that you FAXED.

Keep your copy of what you FAXED to HUD – (the HUD FAX LETTER and the REAL ESTATE DOCUMENTS) – in a safe place – in case you need to FAX everything to HUD a second time.

Wait a few days and then do Step # 3.

Step # 3:

Phone HUD and speak with a “Customer Service Person” and give them your CASE #.

They will confirm that you are definitely owed this FHA/HUD Refund and that it is currently “UN-PAID”.

Tell them WHEN you sent the FAX and HOW MANY PAGES you FAXED.
Ask them to “CONFIRM” that they actually received what you sent by FAX. (They should “confirm” the number of pages that they received.)

Ask them to “CONFIRM” that they are definitely working on your CASE and that they will either mail you the Refund Check or let you know of any problem. (They should tell you WHEN to expect to receive your Refund Check and agree to notify you of any problem).

NOTE:
If you do NOT get a “clear confirmation” that HUD has received your paperwork and that they are definitely working on your CASE — then offer to FAX everything to them again and continue to follow-up. 

Make sure that HUD received what you sent by FAX and that they are definitely working on your CASE.

Step # 4:

Many of our clients receive their US Treasury Checks within 30 days. 

If you have NOT received a US Treasury Check for your FHA/HUD Refund within 30 days of your Phone Call to HUD — then repeat Step # 3.

WHY THESE 4 STEPS ARE SO IMPORTANT

[1]          Your FHA/HUD REFUND is DEFINITELY there.

[2]          By Law – HUD has to either send the FHA/HUD Refund Check to you OR notify you of any problem – within 120 days – of when they receive the paperwork.  However, if you never “confirm” exactly WHEN they receive the paperwork, then many times that paperwork is simply “lost” or “misplaced”.  HUD handles massive amounts of paperwork and there are a lot of things that can go wrong.  You may “think” that HUD is working on your CASE — when in reality they are NOT – so you have to speak with a “HUD Customer Service Person” and you have to make sure that HUD ACTUALLY RECEIVED the number of pages that you FAXED to them.

[3]          If HUD should ever notify you of any problem – then simply E-Mail us (or write a note and mail it to us) and we will solve the problem and make it right.  We help almost 500 families each year receive their FHA/HUD Refund Checks – so we are getting pretty good at solving HUD problems.
